No Smoking Indoors

Smoking is prohibited inside the property.

No Parties or Unauthorized Events

Only approved guests are allowed on the property.

Pets

Approved dogs are allowed with a pet fee.

Hot Tub Use

Replace the hot tub cover after every use to prevent damage.

Pool Heating

The pool heater is set to 85°F but may not reach this during cold weather. The pool is serviced weekly.

Pest Control

Despite pest control measures, you may encounter native Florida pests.

Cancellation Policy

Strictly upheld. Travel insurance is recommended.

Wi-Fi and Security Cameras

Do not disconnect or tamper with them.

Fines

$250 fine per broken rule. Violations may result in reservation cancellation without refund.

Liability Waiver

By booking, you acknowledge the inherent risks of using amenities (pool, hot tub, fire pit, etc.) and accept full responsibility for any injuries. Supervise children at all times. You waive any claims against the owners for accidents.

Guest Screening

By booking, you consent to identity verification and criminal background checks. You may receive an email for screening; check your spam inbox and contact the property manager with any questions.
